Phase II - Construction Documents

Phase III - Construction Observation
or Construction Management
(1) After Phase I (Preliminary Design), and
(2) Phase II (Construction Documents) are complete, a site can choose to proceed with either Construction Observation services or Construction Management services.
Construction Observation
In Office:
Review Materials, Request
for Substitutions, Approve Shop Drawings
Prepare Supplementary Drawings, as needed, to Clarify Intent of Construction
Drawings Evaluate Contractor Requests for Credits and/or Extras for Change
Orders
On Site Responsibilities
Place a qualified Superintendent on the job full time. Remain available to Site and Superintendent to answer construction questions.
Approve shop drawings and review any request for material substitution and secure bids from Subcontractors and Material Suppliers.
Meet with the Building Committee Chairman periodically to review progress of construction. Make final walk-through inspection with Superintendent and Site.
Present construction cost estimate (construction budget) to Site's.
Develop a Critical Path Schedule to be followed by the Superintendent.
Generate Purchase and
Work Orders to Suppliers and Subcontractors.
Generate Lien Waivers for each payment made to Subcontractors and Vendors.
Utilize Value Engineering to bring costs within Site's budget.
Make regular site (Architectural/Construction
Management) visits to ensure compliance with Construction Drawings to assure
quality.
B. Site's Responsibilities / Actions:
Act as the General (Owner/Builder) Contractor. Appoint a responsible neutral party (Escrow Coordinator) to Close and Fund Transaction. We Hire and Control:
(1) Subcontractors,
(2) Suppliers, and
(3) Materials used for the job.
