  • You can be a first-time home buyer!
  • Loans up to $300,000.00,
  • Allowable 6% seller contributions of the purchase price or appraisal value.
  • Can be self-employed or W-2 employees or not want to verify his/her income,
  • 95% (LTV) for owner-occupied, and 80% (LTV) for non-owner occupied.
  • The loan-to-value (LTV) is the appraisal price or the purchase price, whichever is less.

No reserve requirement or sometimes a 3 month seasoning requirement
No written verification of employment (VOE) required
No written verification of (4506) required - Verification of Tax Returns
No verification of income required during the loan process

Borrowers who will not qualify:

  • If they have a foreclosure or bankruptcy within the past 2 years, or if they do not meet the No income No Asset (NINA) guidelines.

Borrowers Debt Ratio:

  • The debt ratios with your housing expense cannot exceed 45%,
  • The loan is lower than a no-ratio loan, because the income field is left blank.
