What is a Open Listing?
An
open listing agent is one who agrees to specifying certain terms and conditions
of the sale with the seller in writing without any risk. The difference is that
the agreement is not exclusive to the seller or the agent. In layman terms anyone
can sell the house or whoever sells the house first sells the house.

The
Advantages and Disadvantages of an Open Listing? |
|
What's
The Difference Between the Agents?
For
example: a exclusive agent, knows that when your home sells he/she gets paid
no matter what. Therefore, he/she is more willing to put out the effort and
the funds to actively market your home. An exclusive agent, will help you to
list at an appropriate price range and inform you of the surrounding neighborhood
values, most of all a exclusive agent will work to sell your home for the most
amount of money, this agent exclusively represents you and your best interests.
|
|
Whereas, an open listing agent, is more likely to sell your home for any offer made (of course if he/she thinks is reasonable) this is because he/she does not get paid if he/she does not sell your home, whereas an exclusive agent gets paid no matter what. Remember, anyone can sell your home including you. Therefore, an open listing agent, is less likely to advertising, marketing and promote your home in the way it should be and through media that can help you to sell your home. |
How To
Choose An Open Listing Agent?
When
choosing an agent when you want a open listing, its best to choose an agent/broker
who has assistants working for them and who work with buyers. An agent or agent
assistant who works with buyers is more likely to bring a buyer to your home.
Consulting with them first would be the best way to sell your home.
