Stop wasting your time with unqualified buyers!
The first thing you need to do is stop wasting your time with unqualified buyers. The buyers who want to see your home should be able to afford it first, if they cannot afford it they shouldn't be looking at it.
Selling your home yourself:
The other factor that can come into play when you sell your home yourself is sellers disclosure liabilities these are currently bore on the California Home Seller. As a first time home seller (for sale by owner) how would you know what to disclose, unless you knew. This can also come back to bite the seller long after the home is sold.
Warning to For Sale By Owners:
Be aware that many past for sale by owners have experienced agents calling to say that they have a buyer for their home. This is to entice the for sale by ownersr to list their home with the calling agent and/or broker. Not to say it never happens, it happens, but not always! If this occurs tell the buyers agent to bring their buyers with them to see the home, if the buyers can't see the home they can't buy it.
Don't Dismiss All Agents:
Although their are good and bad in every profession. Don't dismiss all agents. Real Estate is our profession and many of us do it quite well. Think about whatever profession that you are in and compare it to a novas, the beginner who not be able to know as must as you the professional. That is why we have professional Real Estate agents, brokers, attorneys and doctors, as stated before some are better than others, but most know what their doing, unless of course they are a novas.

Their are thousands of corporate agents and brokers that are large and well-know establishments, but in reality only 10% of the agents hold 90% of the Real Estate pie. That 10% are those who are flexible, with new and innovated services that can be offered to their clients. We offer many benefits and selling tips and copyright brochures to our sellers. |
If you decide to work with an agent/broker most won't bother to help sell, advertise and/or market your home, unless you offer them an incentive, in other words a 3% selling commission. (Co-ops of 21/2% typically don't work well with buyer's agents who are use to selling at 3%, furthermore, few agent will be willing to show your home at that offer. They would prefer to take their buyers to comparable homes in the area that are offering a full 3% first).
